Here is some information about the procedure of your check-out:
· Make sure to inform our Zoom Staff (booking@zoom.co.at) on the exact date and time of your departure.
· Zoom Staff will contact you about a final check before moving out. This final check will be your last chance to report any damage/issues.
· Make sure to leave the apartment in a clean state and rid the accommodation of any waste. Do not forget to remove everything from the fridge/freezer.
Furthermore, make sure to dispose of any empty glass bottles in the correct trash cans near your location. Abnormally dirty apartments may result in extra cleaning fees.
· After the apartment check out staff will return your key deposit upon inspection of keys.
· Leave your set of keys on the kitchen table with a nametag, when leaving the apartment.

Housing Rules
IES ABROAD VIENNA HOUSING RULES
1. Keep the apartment clean.
2. No noise after 10:00 p.m. This is a Vienna-wide rule. Noise detection devices are in every unit.
3. No overnight guests.
4. No parties in apartments. You can have guests for dinner but refer to Rules 1 and 2!
5. Save energy. Turn off lights and unplug unused electronic devices when you leave the apartment. Be kind to our planet.
6. Recycle. Usually, paper containers and regular garbage are disposed of in your house, whereas glass/plastic and metal are recycled in certain bins located close to your street. The cleaning staff will not dispose of these recycling containers from your apartment.
7. Leave no personal belongings behind when you move out. Leave the apartment as you found it when you moved in.
8. WIFI is available in your apartments. You must accept the general Internet usage rule described in Rule 9.
9. Using the internet provided in your home to upload, download, or stream illegal content is strictly prohibited. Austria is very strict with this, and it is possible that you will be fined.
10. No candles in the apartment. Yes, they smell good, but an apartment in flames smells worse.
11. Take care of the things provided in your housing – damaged or missing items will have to be repaired/replaced and you will be charged for the costs through your landlord.
12. If issues with apartment keys and locks arise (such as a key breaking off in a lock, the lock no longer functions, you cannot enter/exit your room or building, etc.), contact your landlord or emergency phone immediately.
13. Report any already existing damages in your housing at the check-in. Check outlets, windowpanes, beds, heaters, scratches, or dents on the walls, etc. Otherwise, this may incur additional charges that you weren´t responsible for.
14. You take full responsibility for any visitors that you bring to your housing facility. This includes any kind of damage caused to Zoom as well as disturbing your fellow students and neighbors.
15. You are not allowed to touch or manipulate the fire/smoke detectors in your housing. If you believe it to be broken, please report it immediately.
16. No smoking in the apartments. Our fire alarm system is delicate, so the smoking ban includes smoking out of the window.
17. Never cook food on the stovetop unattended and keep a close eye on food baking inside the oven. Fire alarms will be activated, which may lead to extra charges.
18. VCAs (Vienna Cultural Assistants) will schedule and perform a monthly Room Check. It is only necessary that at least one resident of the apartment is present at the scheduled time.
19. VCAs have the right to enter your apartment if they suspect foul play (i.e., partying, drug use, smoking, abuse, etc.,) or must aid in the event of an emergency.
20. Maintenance work will be carried out in your housing facility as needed. You will be informed every time in advance so that it will not take you by surprise.
21. Occasionally, it’s necessary that external companies have access to your apartment (ex: chimney sweep, heating service, property management, plumber, etc.). In this case, a member of Zoom Housing will accompany the worker.
22. When a member of Zoom Housing and/or a worker from an outside company requires access to your apartment, please fulfill the following requirements:
• Put away your personal belongings and make sure that our staff has enough space to do their work (i.e., no clothes, suitcases, shopping bags, etc. on the floor)
• Store your clothes inside the wardrobe
• Do not leave out any valuables lying around (i.e., money, phone, jewelry, tablet, etc.)
23. Always immediately dispose of leftover food into the residual waste bin in the kitchen
24. The cleaning plan is up to date on the service website. The cleaning staff will clean your apartment every week. We differentiate between two cleanings:
a. basic: common areas (corridor, kitchen, bathroom, toilet) – weekly
b. plus: common areas and bedrooms (floor, change bedding) – once a month
25. If you want to change your bedding on your own, you will find additional bedding in your wardrobe. Our staff will provide you with a new set once a month.
26. The common areas of the house are equipped with video surveillance (main entrance, laundry room, etc.).
Damage Report
Before submitting a damage report, please ensure that the issue is not related to the following common occurrences:
1. No electricity: Verify that all fuses in the fuse box are in the UP position.
2. Clogged shower: Remove any hair or debris obstructing the drain.
3. Toilet constantly flushing: Check if the flush button is stuck; if so, press it again to release it.
4. Dishwasher malfunction: Attempt to reset the dishwasher using the instructions provided on the dishwasher door.
Cleaning Schedule / Housekeeping
Electricity, Heating, Water and Safety
- The fuse box is in your apartment, so if there’s a blackout in one of the rooms please check the fuse box first.
- When leaving the apartment please turn off the lights.
- Please note that all sockets in Austria are limited to 230V, 2800W, so please consider this information when using electronical devices
- There is central heating in the house! The thermostat is working in an automatic program mode.
- If you have any issues concerning the heating please notify us via the damage report section on our website
- Tap water is drinkable and delicious in Austria so go for it
- There is a first aid kit in every apartment in the kitchen as well as a fire blanket. You will find a fire extinguisher on every floor of the building. Please notify us whenever you have to use one of those via the damage report.
- Smoke detectors are in every room in your apartment. (if their battery is empty there will be a beeping signal, please let us know via the damage report)
- Please respect the fire regulations and inform yourself about the escape route, in case of a fire alarm.
- The common areas of the house are equipped with video surveillance (main entrance, laundry room, etc.).
Laundry
The washing machine and the dryer in the cellar can be used for a small fee.
Attention: only use 1,- Euro coins! You can use both devices at the same time!
The laundry has to be removed within the 30 minutes you paid for, if not, the machine locks itself and another coin has to be put in to unlock it.

General Q & A
- Kitchen Sink: In Austria, the kitchen sink is not allowed to have a shredder, so please dispose leftovers in your trash can.
- Toaster: If bread gets stuck in the machine, UNPLUG the machine before trying to get it out.
- Dishwasher: Remove food scraps before putting the dishes in the dishwasher (check the dishwasher strainer) – Whenever there‘s water/foam left in the machine or the program doesn‘t start at all, please contact us via the damage report
- Hot water kettle/Coffee machine: The kettle can be plugged in and is ready to use. Do NOT try to heat those devices by using the stove, otherwise the plastic melts and it might lead to a fire!
- Toilet: This is not a trash can!
- Fridge: Make sure to close your fridge at all times. If the machine beeps while closed please contact us via the damage report.
- Microwave: Quick reminder on what not to put in a microwave: eggs, chestnuts, oil and metal
- Freezer: If a drawer in the freezer is stuck, do not try to forcefully open it! Rather turn down the cold and try again in a few hours.

Rules for internet use
The following provisions serve the purpose of all residents being able to use the available internet connection optimally.
As soon as a new version is published, all previous versions will lose their validity.
Every resident commits to observe and follow these rules for use. A violation of the rules can lead to the loss of the internet access or the loss of the residence place.
Zoom provides you with a Wi-fi connection in your apartment. The hardware and software used by you is your responsibility. Zoom will not be liable for damages due to network software, viruses or attacks from the network (e.g. hacker attacks, misuse of data etc.).
- Access identification
Access details that you receive in connection with your internet use must never be passed on to third parties.
- Legal regulations
Every resident is to observe the legal regulations in connection with internet use. Any illegal internet use (e.g. activities with racist, sexist, or discriminating content, child pornography or glorification of violence, software or music piracy etc.) is expressly forbidden. The resident can be made responsible and liable for any incurred damages to Zoom Entertainment GmbH in the context of their internet use.
- Duration of use
The internet access is made available only for residents and only for the duration of the stay in the student residence.
- Use of the internet by residents
- For internet use, only technically faultless hardware and software may be used. Any interference with the
available infrastructure (access points, routers, switches etc.) is expressly forbidden. - The resident commits to using an up to date virus protection software.
- Only the operation of access points of Zoom Entertainment GmbH are allowed.
- The intentional introduction and spreading of viruses, worms, Trojans and other forms of harmful software is
forbidden. - A prosecutable action will lead to the immediate loss of the residence place.
- In the case of suspicion of misuse, the resident is to inform Zoom Entertainment GmbH immediately.
- Maintenance
If maintenance works by the internet provider or to the infrastructure are necessary, we will inform you in advance, provided that these works are foreseeable and not the result of an emergency.
- Interferences
If any interferences to the internet connection occur, we ask that you in the first instance check all devices (including cables) and the settings of the devices (settings of the network adapter) – other residents will usually be happy to help.
If it is not possible to solve the problem in this way, we ask that you inform Zoom Entertainment GmbH of the interference.
We request that you describe the problem as accurately as possible (e.g. does the problem only occur on one device, do other residents have the same problem, on which day and at which time did the problem occur, how long did it last etc.) – the more information we receive, the easier it will be to find the cause of the problem and solve it.
If the interference is connected with the infrastructure, the student residence is responsible for fixing it. If the interference is caused by a malfunctioning of a device used by yourself, or harmful hardware or software or a user error, you are yourself responsible for fixing the problem.
- Data protection/content filtering
Currently, neither content nor services are blocked. However, we reserve the right to undertake content filtering and logging – under the obligation to adhere to legal provisions, especially concerning data protection. Emails sent via SMTP will be checked for potential spam and the sending of such emails will be blocked. The resident expressly acknowledges this.
